THE PROPERTY
'The refurbished Property' was built as a farm hands cottage just after World War 1 and is situated in a delightful setting with extensive views across open country on Four Oaks Road approx midway between Headcorn and Staplehurst. The accommodation for Four persons comprises a lounge, kitchen diner, utility room, double bedroom, second bedroom with two single beds, sitting room with two single convertible sofas, bathroom with W.C, separate toilet and conservatory.

All beds have duvets, linen and towels are provided.

The Kitchen has electric cooker and hob, refrigerator, freezer, washer & dryer, microwave, electric kettle, toaster and full set of crockery, cutlery and cooking utensils. A colour T.V and DVD player is provided in the Lounge. There is no Telephone, please use your Mobile.

The property is mainly on one level with steps up to the external doors.

Children and babies are welcome but must be supervised at all times while on the property and shall never be left alone. A cot is available on request.

This property is an end of Terrace Cottage therefore please do not cause undue noise disturbance to neighbours.

Parking is available for up to five cars, the garden is provided for the use of guests and there is garden furniture and a barbeque for which the hirer shall accept full responsibility for its safe use.

A car is essential if you intend to visit lots of places of interest. There is a number 12 Bus service from Headcorn to Maidstone and a Local taxi service if required.

OUT AND ABOUT
This part of Kent is rich in restaurants and pubs, catering for all tastes and prices are generally very reasonable. Maidstone, Ashford, Rochester, Chatham and Canterbury are the nearest main towns with Tunbridge Wells, Tenterden and coastal towns all within easy reach. The coast is about 35 miles away, Kent and nearby Sussex probably have one of the largest number of National Trust and English Heritage properties within easy reach than any other area of England. In addition there are Leeds and Hever Castles, the Chatham Dockyard Heritage site and many other interesting locations. Staplehurst and Headcorn Stations are approx 2 miles away with fast train links to London. Headcorn and Staplehurst Villages are 1½ - 2 miles away and provide adequate local shopping facilities. You can drive to Ashford International Station in approx half an hour for a Euro Star trip to the continent or take your car to France via Dover Ferry or Folkestone Euro Tunnel Link.

HOW TO FIND US
By motorway, leave the M20 at Junction 8 (Leeds Castle). Go towards Lenham on the A20 and turn right onto the B2163 at the third roundabout (sign posted to Leeds). Drive on for several miles to the 'T' junction on the A274 and turn left towards 'Sutton Valence'. Go through Sutton Valence, proceed down the hill and on towards Headcorn, after passing a petrol station on the left, carry on a short distance and take a turning on the right sign posted to Hawkenbury. Proceed until you see a sign post on the right to Headcorn and turn left at the sign towards Headcorn. After about half a mile there is a sharp right hand bend and on the right you will see a row of three white Cottages 'Wealden View' is the last one.

By rail to Headcorn or Staplehurst station and then local taxi.

WHEN YOU ARRIVE
On arrival, collect key from next door, Number 2. We provide complimentary tea, coffee, milk, sugar and other minor essentials sufficient for your immediate needs. There is also a small Sainsbury's supermarket in Headcorn Village which is open seven days a week till late at night where you can buy provisions should you need to do so.

BOOKING CONDITIONS
Weekly charges - available on request. A deposit of 10% is payable on booking. If a cancellation is made, then we shall endeavour to re-book the property, in this event your deposit will be refunded. We require completion and return of the Booking Form with the deposit. The balance of hire is not refundable and must be settled no later than 4 weeks before the starting date.

Upon arrival a £50.00 cash security payment is required in exchange for the key. This will be refunded less the cost of breakages/losses if appropriate within ten days of your leaving. We do not accept credit or debit cards. Cheques or cash only. Please return the key. We prefer you to declare breakages etc if possible.

ARRIVAL AND DEPARTURE TIMES
Most bookings will be from Saturday to Saturday, unless other arrangements need to be made. Short breaks are available. Visitors are requested to arrive between 4p.m. and 6p.m. in the event of this not being possible, please contact the owners, when other arrangements can be made. Visitors are required to vacate the property by 10 a.m. so that cleaning may take place. We should appreciate your leaving the property clean and tidy and report and pay for any damage before you leave. Please remember to leave the key when you depart.

DISABLED, CYCLISTS & WALKERS
Unfortunately, the property is not suitable for physically disabled visitors with wheelchairs, those who cannot negotiate steps or who require special facilities of any kind. There are no special facilities for Cyclists or Walkers.

NON ARRIVAL
If you do not arrive when arranged and you have not advised us that you will be late, we will hold the property for you but you may be inconvenienced if no one is immediately available to welcome you and hand over the key.

MINORS
Bookings from persons aged under 18 years cannot be accepted.

UNSUITABLE HIRERS
The owner reserves the right to decline a booking or refuse to hand over the property to any person or group where in the opinion of the owner facilities are not suitable for the person or any group member on the grounds of age, ill health, mental or physical disability, inexperience or any other reason. In such cases all sums paid shall be refunded in full and the contract shall be discharged without further liability on either side.

If the number of occupants are found to exceed the numbers agreed at the time of booking the hire period shall cease forthwith and you shall vacate the property immediately upon discovery without refund of monies paid.

The owners reserve the right to repossess the property at any time where damage has been caused by the hirer or any member of the hirer's party, or in the opinion of the owners is likely to be caused by the hirer or any member of the hirer's party. In such cases the owner shall not be liable to make a refund of any portion of the hire monies paid.

HIRER'S RESPONSIBILITY
The hirer is responsible for the property and its equipment during the period of hire and is expected to take all reasonable care of it. The property is let fully furnished. Bed linen and towels are provided. You are advised to check on arrival and report any shortcomings, damaged or missing items immediately, so that the matter can be remedied for you. The hirer undertakes to report and pay for any damage caused or equipment lost, damaged, broken or stolen during the occupancy. Replacements shall be on a new for old, like for like basis. All the equipment, utensils etc. must be left in a clean condition at the end of the hire period. A charge may be made if any additional cleaning is required. Please read the guidance for your safety, comfort and enjoyment upon arrival. The Hirer shall not transfer the booking to a third party.

HIRER'S PROPERTY AND INSURANCE
The owner shall not accept liability for loss of, or damage to, personal effects, baggage, motor car, motor accessories, any other item belonging to or in the possession of the hirer's party nor for loss in the event of cancellation etc. We therefore recommend that you take out full holiday and cancelled booking insurance.

PROBLEMS
If the Hirer is not entirely satisfied with the accommodation, he shall contact the owner or owner's representative immediately to resolve the problem as soon as possible. No complaints shall be entertained at or after the end of the Hire Period.

SORRY - NO SMOKING OR PETS
For the benefit of all our guests and the fire risk, smoking and naked flames are not allowed anywhere inside the property. Anyone found smoking will be treated as an unsuitable Hirer.

We regret that we cannot accommodate pets.
